POSITION SUMMARY
Under the direction of the Director, Residential Lending Operations, the Mortgage Loan Pipeline Processor plays a crucial role in managing the mortgage loan application process from initial submission through closing. This role involves coordinating with mortgage loan originators, underwriters, and clients to ensure a smooth and efficient pipeline, maintaining accurate documentation, and adhering to credit union and regulatory requirements to ensure a smooth and efficient loan processing experience.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES
* Manages and processes Mortgage Loan applications ensuring timely progression through the processing pipeline while meeting service, quality and member experience standards, and identifying opportunities to improve workflow efficiency, reduce processing bottlenecks, and enhance member experience.
* Monitors and manages assigned loan pipelines to ensure timely movement through processing milestones, achievement of closing deadlines, and adherence to service, quality, and compliance standards.
* Performs detailed reviews of loan applications, supporting documentation, collateral information, and system data to verify accuracy, completeness, and compliance with Credit Union policies and regulatory requirements.
* Collects applicable fees and coordinate the ordering, tracking, review, and receipt of third-party services, including appraisals, title examinations, flood certifications, tax verifications, and other collateral-related reports.
* Orders, tracks, and evaluates appraisal reports to ensure property valuations meet lending requirements and regulatory standards; identify discrepancies, valuation concerns, or missing information and coordinates resolution with vendors and underwriters as needed.
* Ensures appraisal reports and associated valuation disclosures are delivered to borrowers within required regulatory timeframes.
* Reviews title reports to verify ownership, confirm lien position, identify title defects, judgments, encumbrances, easements, or other matters impacting the Credit Union's collateral interest, and facilitate resolution of outstanding issues.
* Reviews and evaluates loan conditions and borrower documentation submitted by applicants or Loan Originators for completeness and accuracy, ensuring supporting conditions meet Secondary Market requirements.
* Obtains verification of employment for all borrowers. Serves as the primary point of contact between the members/borrowers, real estate agents, title companies, third-party brokers and internal sales staff providing exceptional member service, communicating loan status updates, obtaining required documentation, resolving processing issues and guiding members through closing requirements.
* Investigates and resolves processing exceptions, documentation deficiencies, title issues, appraisal discrepancies, collateral concerns, and other loan-related matters that may impact regulatory compliance, approval conditions, closing timelines, funding requirements or secondary market salability, serving as a resource for complex or escalated processing issues and determining appropriate courses of action to facilitate resolution.
* Performs points and fee loan reviews to ensure compliance with Ability-to-Repay/Qualified Mortgage rules.
* Coordinates and facilitates loan closings by working with borrowers, lending officers, branch staff, title companies, attorneys, appraisers, and other third parties; schedule closings, prepare and review closing packages, and ensures all underwriting conditions, stipulations, and approval requirements are satisfied prior to funding.
* Prepares and delivers Closing Disclosures in accordance with TRID requirements, processes and distributes closing documents, ensuring accurate loan, collateral, payment, escrow and regulatory data.
* Maintains working knowledge of applicable federal and state lending regulations, Credit Union policies, and compliance requirements to ensure accurate and compliant loan processing, serving as a subject matter resource for mortgage processing procedures, loan documentation requirements, and regulatory expectations.
* Meets established productivity, quality, accuracy, and member service standards while safeguarding confidential member information and adhering to all Credit Union policies, procedures, and professional conduct expectations.
* Identifies opportunities to improve workflows, enhance operational efficiency, reduce processing bottlenecks, and strengthen the member experience. Participates in process improvement initiatives, system enhancements, and departmental projects as assigned.
* Supports a broad range of mortgage operations functions, including the preparation and distribution of weekly pipeline reporting for leadership. Maintains and publishes daily mortgage rate information, ensuring timely communication to internal stakeholders. Performs pre-closing quality control reviews of peer loan files to validate accuracy, completeness, and compliance with established policies, procedures, and regulatory requirements, identifying trends, recommending corrective actions, and supporting continuous improvement efforts.
* Follows and adheres to the Credit Union's policy regarding attendance and punctuality.

JOB SPECIFICATIONS
* Understanding of mortgage lending regulations, compliance standards, and loan products.
* Familiarity with the mortgage application and closing processes.
* Must meet and comply with all requirements set forth in the SAFE ACT including but not limited to successful completion of the required background checks and obtaining a Unique Identifier for NMLS.
* Strong organizational and time management abilities.
* Excellent verbal and written communication skills.
* A significant level of trust and diplomacy is required, in addition to normal courtesy and tact.

EDUCATION, TRAINING & EXPERIENCE
* High school diploma or equivalent required. Associate's degree in Business, Finance, Banking, or related field preferred, or an equivalent combination of education and experience.
* 2+ years of mortgage processing, mortgage operations, residential lending, consumer lending, or related financial services experience required. Experience with conventional, FHA, VA, USDA, and home equity lending preferred.
* Proficiency using mortgage loan origination systems (LOS), document imaging platforms, workflow management tools, and Microsoft Office applications, including Excel, Outlook, and Teams.

The working arrangement for this position is hybrid. Hybrid work is an opportunity to find the right balance between working in the
office and remotely, especially if it supports individual success and the needs of our organization. Hybrid schedules are determined
by the hiring manager based on business unit needs and may vary by department.
