Property Supervisor (Hands-On Role)

About the Role
Riversbend Owner Association is seeking a highly hands-on, self-driven Property Supervisor to oversee the day-to-day operations, maintenance, and overall condition of our 38-acre condominium community.
This is not a desk job-approximately 85% of the role is hands-on maintenance and field work. We are looking for someone who takes pride in their work, is mechanically inclined, and enjoys working directly with tools, equipment, and systems of all sizes. The ideal candidate is an independent worker and strong troubleshooter who can identify issues, take initiative, and follow through to resolution with minimal oversight.
While this role includes leadership responsibilities, success will depend on your ability to lead by example in the field, actively working alongside grouns staff and handling repairs yourself whenever possible.
Key Responsibilities
- Perform hands-on maintenance and repairs daily across the property (equipment, buildings, grounds, and systems).
- Diagnose and troubleshoot issues independently, from small repairs to larger equipment and system failures.
- Supervise and support onsite grounds staff while actively working alongside them to ensure quality and productivity.
- Conduct routine inspections and proactively address maintenance and safety concerns.
- Maintain and repair equipment ranging from small tools to larger mechanical systems.
- Coordinate vendors and contractors as needed, but prioritize in-house completion of work whenever possible.
- Respond to property-related emergencies, including after-hours situations.
- Maintain accurate records of work performed, maintenance needs, and completed projects.
- Communicate effectively with residents while maintaining a professional, service-oriented approach.
- Enforce association standards and support Board directives to maintain property quality.
Qualifications
- 3-5+ years of hands-on maintenance, property, or facility experience strongly preferred.
- Demonstrated ability to work independently and take ownership of tasks from start to finish.
- Strong mechanical aptitude and troubleshooting skills-must be comfortable diagnosing and fixing issues without constant direction.
- Experience maintaining and repairing a wide range of equipment, from small tools to larger systems.
- Previous supervisory experience is a plus, but hands-on capability is essential.
- Knowledge of building systems, preventative maintenance, and grounds care practices.
- Familiarity with HOA/condominium environments is helpful but not required.
- Basic technical proficiency (email, work orders, simple systems).
- Ability to lift up to 50 pounds and perform physical work throughout the day.
- Valid Wisconsin driver's license required.

Pay & Benefits
