Property Manager - Carbon & Generations at Union Corners

Join our team as a Property Manager at Carbon & Generations at Union Corners!

We're looking for a driven and experienced Property Manager to lead operations across two vibrant affordable housing communities in Madison, WI-Carbon at Union Corners (90 units) and Generations at Union Corners (60 units). These communities feature a mix of LIHTC and market-rate units, offering a unique opportunity to make a meaningful impact while driving operational success. What You'll Do

• Oversee daily operations for both communities to achieve financial and occupancy goals

• Lead, coach, and develop on-site team members while fostering a positive team culture

• Manage property budgets, monitor financial performance, and report on variances

• Ensure compliance with LIHTC and other affordable housing program requirements

• Drive leasing activity through tours, outreach, and marketing strategies

• Oversee rent collection, delinquency processes, and eviction procedures as needed

• Maintain strong relationships with residents, vendors, and internal teams

What You'll Bring

• Experience with LIHTC and affordable housing compliance programs

• 3+ years of property management, leasing, or related experience

• Prior leadership or supervisory experience preferred

• Strong financial acumen and experience managing budgets

• Excellent communication and customer service skills

• Ability to manage multiple priorities and work independently

• Proficiency with Microsoft Office and property management systems

Compensation & Benefits

• Base salary range of $65,000-$70,000 annually

• Eligible for performance-based bonuses and incentives
