What you'll do Provide skilled maintenance of facility and equipment including but not limited to HVAC, Lighting, Mechanical Doors, Electronic locks, Plumbing Components, Wall Repair, Furniture Installs, and general facility repairs.
Essential Duties and Responsibilities
Receives, performs, and complete maintenance, repair, installation, and assembly work orders within allowable time frames. Participates in preventative maintenance and total preventative maintenance activities as directed. Perform the following repairs: light electrical repairs on items such as fixtures, switches, outlets, circuits; light plumbing work, such as clearing stoppages, replacing fittings; replacement and repair of broken glass, tile, and locks; carpentry work, such as fitting doors, freeing windows, replacing and building shelves, painting, and other related tasks required. Develop sequenced courses of action for repair. Performs regular inspections of facility to assure operating efficiency and identify potential problem areas. Disassembles, adjusts, repairs, or replaces components, then reassembles facilities systems process equipment, machinery, and tools. Participates or conducts tests to assure proper operating characteristics and ability. Troubleshoot the system and make repairs to fan motors, thermostats, contactors, etc. Keep accurate records regarding preventive maintenance, work orders, annual inspections, and inventories in accordance with procedures established in company procedures manual Perform scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manuals Performs all inspection, diagnosis, maintenance, and repair activities in compliance with standard maintenance procedures, operating manuals, manufacturer's specifications, drawings and diagrams, and federal, state, and local codes and regulations. Documents inspection activities and establish schedules for review of potential problems. Creates action plans involving multiple resources with expanded scope, then uses the action plan to measure progress in achieving results to the situation. Examine all aspects of a problem to determine root cause and then identify potential solutions. Evaluate each solution based on cost and impact and then determine multiple solutions. Responsible for being aware of all contractual obligations relating to maintenance to keep the Maintenance Manager abreast of any incidents of non-compliance from vendors Frequent no less than twice a day verbal and written communication with supervisor, reporting unusual or extraordinary circumstances regarding the property Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times Practices OSHA standards and company safety policy Utilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock Has knowledge of all maintenance requirements for the property Maintain a professional appearance and attitude at all times Perform other tasks and responsibilities that may not be strictly related to repair and maintenance

Knowledge and Skills
Must have knowledge of property HVAC units and the ability to troubleshoot units Requires a working knowledge of the purpose and operations of building electrical systems, plumbing systems, and other associated facility devices. Requires skill at diagnosing systems with automated controls, troubleshooting, and solving mechanical problems. Requires a basic knowledge of TPM processes and the principles and practices of lean manufacturing. Requires knowledge a working knowledge of understanding motion control and TBS/ Material Flow. Requires sufficient human relations skills to convey technical concepts to others and maintain harmony with team members and customers. Requires basic skills in using common personal computer-based programs. Read, understand and follow instructions contained in handwritten/printed service requests, provide handwritten/typed responses to same, and complete handwritten/typed reports in accordance with company procedures Read and understand various manuals, instructions and other printed materials, such as regulation manuals, procedures manuals, warning labels and directional labeling on materials needed to perform various tasks Work under time constraints and complete tasks in a reasonable timeframe Willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance Proficiency in reading, writing and speaking English is required, speaking Spanish is a bonus. Communicate effectively with co-workers, residents and vendors
Abilities
Requires the ability to carry out the duties and responsibilities of the position. Requires the ability to perform a full range of maintenance activity on machinery, tools, and facilities systems. Requires the ability to diagnose maintenance problems and establish corrective courses of action. Must be able to understand and follow oral and written instructions, maintain complete records and interpret plans, diagrams, operating manuals, and specifications. Ability to establish a sequenced maintenance plan. Ability to read precision instruments and perform mathematical calculations. Requires the ability to observe and follow all safety rules and regulations. Requires demonstrated ability to operate a variety of machinery and tools. Requires the ability to effectively lead large scope project and large groups. Requires the ability to develop detailed project plans.
Physical Abilities
Requires the ability to stand for extended periods of time, walk up to 400 yards, manipulate (lift, carry, move) light to medium weights of 10 - 50 pounds on an occasional basis. Safely lift and carry weights up to fifty (50) pounds without assistance Ability to safely use hand tools such as hammers, screwdrivers, saws, various power tools including handheld drills and circular saws Safely ascend and descend various types of ladders unassisted Tolerate normal levels of exposure to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions
Frequently, and possibly, for long periods of time: walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl Specific vision abilities are required by this job to include: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focus Safely use hand tools such as hammers, screwdrivers, saws, various power tools including handheld drills and circular saws
Education and Experience
Requires a high school diploma plus either a two-year degree, a formal technical certificate, or the equivalent level of experience. At least eight years of relevant work experience required. Why Join Us
