Job Summary

Orders, stocks, and manages inventory of spare parts for equipment utilizing software. Generates reports for metrics and department operation statistics. Completes routine equipment documentation review and makes adjustments for accuracy. Completes critical documentation process supporting equipment implementation and startup. Manage changes within the maintenance software to maintain accuracy and to support reliable equipment operation. Assists in scheduling and assigning work orders and collaborates with Maintenance Supervisor and Team Leads. Is familiar with the operation of CMMS (Maintenance Software) and Spare Part Management Software. Maintains critical tracking spreadsheets to support reliable operation of equipment and successful project implementation.

Essential Functions

  • Responsible for ensuring that buildings, equipment, and grounds are maintained and functioning properly.
  • On a day-to-day basis, oversees basic maintenance to ensure property is in good condition.
  • Troubleshoots and performs repairs or may coordinate maintenance with outside contractors. Monitors property security by performing regular safety inspections and managing security card access.
  • May also have responsibility for Real Estate including:
    • Supports the planning and implementation of real estate projects for an organization.
    • Supports project needs for consultants, field staff and government officials during planning and construction.
    • Act as liaison between all entities to ensure projects stay on schedule and within budget. Manages the entitlement process and processes all architectural and engineering plans with corresponding agencies.
    • Supports the due diligence land purchase process.
    • Tracks and facilitates entitlement strategies, finance budgets, site improvement, permits and architectural planning documentation.
    • Reconciles community budgets and reports budget adjustments on a monthly basis.
    • Audits and approves the payment of fees for communities and reconciles community budgets.


Required Qualifications

  • Required education and experience: Associate's Degree and 2-4 years' experience OR Equivalent Combination of Relevant Education &/or Experience
  • Critical professional related technical skills; computer skills: Proficient in Microsoft Office (Excel, Word, PowerPoint)


Preferred Qualifications

  • Preferred education and experience: Bachelor's Degree
  • Discipline/Major: Facilities, Maintenance, or related field preferred
  • Knowledge, skills & abilities: Facility maintenance and coordination. Preventative maintenance.


Physical Requirements

  • Must be able to remain in a stationary position at a desk and/or computer for extended periods of time.
  • Requires regular movement throughout GD-OTS facilities.
  • Must be able to lift up to 45 pounds.
  • May need to stand for long periods of time.
  • Work primarily in a climate-controlled environment with minimal safety/health hazard potential.
  • Work may require employee to work inside and outside with exposure to changing climate and/or operate machinery.


Travel Requirements

No or very little travel likely.
