Salary: $100,000 - $130,000/annually

Location: New York City - On-site 5x week

About the role: Our client, a real estate developer and property management firm, is seeking an experienced Portfolio Property Manager to oversee luxury residential community in New York City. This individual will manage day?to?day operations for a mixed portfolio and serve as the point person for owners, asset managers, and business partners. The ideal candidate has a polished customer?service approach, strong financial acumen, and the confidence to make firm decisions in a professional, solutions?oriented manner.

Key Responsibilities
  • Serve as the main point of contact for property owners, asset managers, and business partners, ensuring clear communication and strong client satisfaction.
  • Provide timely updates on operations, financial performance, capital needs, and resident matters.
  • Coordinate with cross?functional teams, including Compliance, Leasing, Transfer, Accounting, and Facilities.
  • Oversee daily operations across a large residential building with a mix of affordability programs and market?rate units.
  • Prepare and manage annual operating budgets; track expenses against budget and create variance reports.
  • Support revenue?enhancing initiatives and identify opportunities to improve building performance.
  • Assist in developing annual operating budgets and multi?year forecasts; monitor actuals against budget and explain variances.
  • Prepare monthly financial reporting packages-including variance analyses, utility consumption reporting, and operational summaries.
  • Manage accounts payable workflows, process invoices, confirm accuracy, and resolve discrepancies.
  • Ensure all insurance requirements, COIs, and risk?management standards are current and compliant.
  • Navigate NYC affordable housing programs such as CityFHEPS, Section 8, and other subsidy programs.
  • Respond to building emergencies, applying sound judgment under pressure.
  • Manage third?party vendors, contractors, and service providers to maintain operational excellence.
  • Maintain meticulous operational tracking in Excel; create sub?reports and roll?ups for ownership, often with urgency.
  • Provide ongoing reporting on occupancy, AR, renewals, work orders, and capital needs.

Qualifications:
  • 5+ years of property management experience, with direct experience in luxury residential environments.
  • Strong knowledge of NYC rental regulations
  • Demonstrated success reducing AR delinquency and creating or managing budgets from the ground up.
  • Proficiency with Yardi and strong Excel capabilities (pivot tables, sub?report building, conditional formulas).
  • Ability to navigate complex resident interactions with professionalism and authority.
  • Highly organized, proactive, and able to manage multiple priorities with shifting deadlines.
  • Adaptable to organizational procedures and open to learning internal best practices quickly.
  • Track record of being a collaborative team player with a "no task too big or small" mindset.
  • Experience working within stabilized NYC assets.
  • Prior oversight of premium amenity spaces and hospitality?level service expectations.
  • Experience mentoring or supervising on?site teams.

  • the individual's skill sets, experience and training;
  • licensure and certification requirements;

With that said, as required by local law, Vaco by Highspring believes that the following salary range referenced above reasonably estimates the base compensation for an individual hired into this position in geographies that require salary range disclosure. The individual may also be eligible for discretionary bonuses.
