WORK PERFORMED



  • Serve as the day-to-day liaison between local marketing and corporate marketing resources
  • Champion division marketing programs and initiatives and provide periodic project updates by attending regular communication meetings with the corporate marketing team
  • Achieve a detailed familiarity of all properties and suites within the market
  • Research the local market to gain a solid understanding of commercial office real estate data and industry trends
  • Act as the go-to resource for up-to-date, accurate research and market information
  • Gain a thorough understanding of the HIW brand and portfolio to apply to all work, including evaluating logo usage and placement for all divisional needs
  • Develop marketing plans for the division and drive the day-to-day implementation and tracking
  • Lead the development of the marketing budget with input from division leadership and Corporate Marketing Manager
  • Develop, create content and maintain updated marketing materials, including brochures, emails, website, data sheets, floor plans and more
  • Manage and maintain market information on highwoods.com including quarterly checks, building additions/removals, suite/floor information and update photography as needed
  • Manage ongoing email campaign strategy and communicate same/work with Corporate Digital Marketing Coordinator for successful implementation
  • Research/create content for prospect email campaigns, utilizing programs to maximize targeted audience
  • Encourage social media presence at the market level
  • Evaluate local and regional speaking/media opportunities
  • Draft press releases for the market, to be approved by the division leadership and the corporate office
  • Participate and strategize community engagement efforts for the division; partnering with the team and the Highwoods Helps committee
  • Evaluate all public relations activities for the market
  • Create market presentations as needed
  • Assist with leasing proposals that need graphic enhancement
  • Produce/support Corporate Marketing with responses to Request for Proposals
  • Prepare vacant spaces for property tours as well as coordinate property tours for prospective customers
  • Manage CoStar and LoopNet presence, keeping data current and graphics updated
  • Collaborate with other departments to develop a higher standard and best practice approach to the customer experience
  • Plan/coordinate broker and customer events; coordinating with property management during event planning
  • Coordinate holiday programming - employee, customer, broker
  • Serve as main POC for event and promotional vendor relations
  • Evaluate and coordinate all marketing subscriptions / donations / sponsorships
  • Assist with local partnership marketing efforts and external marketing opportunities that leverage our assets
  • Network with other industry professionals, attend appropriate events
  • Manage updated floorplans and stacking plans and maintain Available Space Inventory report
  • Coordinate all exterior/interior building photography needs
  • Manage floor plans, site plans, building photography, etc. in both digital and hard copy
  • Coordinate and maintain all building leasing signage
  • Utilize Adobe Creative Suite (InDesign, Photoshop, etc.) to satisfy leasing collateral and other needs based on approved design templates, as well as creating original designs for special projects
  • Track set up and management of vacant spaces and assist with setup in accordance with HIW standards
  • Maintain customer, broker and asset database information for website, identify marketing opportunities and campaign initiatives
  • Oversee promotional item buys (through corporate approved resource) and inventory for market (Includes employee, broker, customer and other gifts)


REQUIREMENTS



  • Team player with the ability to work independently, manage priorities, attend to details and meet deadlines
  • Advance proficiency with Creative Suite publishing programs (InDesign, Photoshop and Illustrator) in addition to Word, Excel and PowerPoint
  • Strong project management skills
  • Strong customer service orientation a must
  • Creative thinker and problem solver with strong interpersonal skills
  • Excellent written and verbal communication skills
  • Ability to effectively present information in one-on-one and small group situations
  • Desire to be on a team of positive, success-minded individuals


EDUCATION/EXPERIENCE



  • Bachelor's degree in marketing, communications, or a related field
  • 5+ years of proven work experience
  • Real estate experience a plus
