Position Summary
An experienced and highly organized Building Manager is sought to oversee daily facilities operations for a portfolio of academic and administrative buildings. This leadership role is responsible for ensuring the highest standards of service, safety, and operational efficiency across janitorial and trades functions. The Building Manager will serve as the primary liaison between the facilities service provider and campus departments and will work closely with union staff, vendors, engineering, and key institutional stakeholders.

This position reports directly to the Assistant Director of Operations and plays a critical role in upholding client expectations, driving team performance, and supporting overall campus functionality.

Key Responsibilities

Portfolio & Staff Oversight

  • Manage all daily operations across a portfolio of multiple academic buildings.

  • Supervise and coordinate the work of janitorial and trades union employees within the assigned facilities.

  • Ensure all staff operate in compliance with organizational protocols, union agreements, safety standards, and institutional policies.

  • Conduct routine building inspections and respond promptly to operational issues or service deficiencies.

Client & Campus Relations

  • Serve as the day-to-day point of contact for institutional stakeholders, including departments such as Facilities & Services, Conference Services, Design and Construction, and Maintenance.

  • Foster positive client relationships through consistent communication, timely issue resolution, and participation in campus meetings.

  • Provide reports, updates, and operational insights to the Assistant Director of Operations and the leadership team.

Vendor & Contractor Oversight

  • Coordinate and monitor work performed by third-party vendors, contractors, and service providers.

  • Ensure adherence to service agreements, project timelines, and safety/compliance standards.

Facilities Project Support

  • Support the planning, execution, and completion of deferred maintenance projects, renovations, and special events preparation.

  • Collaborate with engineering teams to ensure optimal performance of building systems (HVAC, electrical, plumbing).

Budget & Resource Management

  • Assist in developing and managing budgets related to supplies, staffing, maintenance, and contracted services.

  • Track operational costs and recommend cost-effective measures without compromising service quality.

Qualifications

  • Education: Associate's or bachelor's degree in Facilities Management, Operations, Business Administration, or a related field preferred.

  • Experience: Minimum of 3-5 years of experience in building management, facilities operations, or a similar role. Experience in higher education or unionized environments strongly preferred.

  • Working Knowledge of:

    • Janitorial, maintenance, and trades operations

    • Union labor relations (e.g., building service and skilled trades unions)

    • Facility systems, including HVAC, plumbing, and electrical

    • OSHA regulations, safety standards, and emergency response protocols

  • Skills:

    • Strong leadership and interpersonal communication

    • Proficiency in Microsoft Office Suite; experience with CMMS platforms a plus

    • Ability to manage multiple priorities in a fast-paced environment

    • Excellent problem-solving, budget oversight, and team coordination skills
